The attached City Engineer memo details additional traffic information. The commercial <br />development meets the requirements for level of service (LOS). Intersections currently operate <br />at an overall Level of Service (LOS) A for AM and PM peak hour. Build condition overall LOS will <br />operate at a level A for AM peak hour and level B for PM peak hour. Existing roads and <br />intersections providing access to the development have the structural capacity to <br />accommodate projected traffic from the proposed development. <br />Environmental Assessment Worksheet (EAW) <br />An EAW is not required for a three (3) lot commercial development. <br />Wetlands <br />There are no wetlands on site. <br />Shoreland District <br />The site is not located in the Shoreland District. <br />Floodplain <br />There is no FEMA floodplain on site. <br />Additional City and Government Agency Review Comments <br />Anoka County Highway Department <br />Anoka County Highway Department provided comments in the attached September 19, 2024 <br />letter. <br />Public Safety Comments <br />Lino Lakes Public Safety Department -Police and Fire Divisions reviewed the proposed <br />commercial development and had no comments. <br />Economic Development Advisory Committee (EDAC) <br />EDAC reviewed the application on October 10, 2024. Parking was discussed and it was <br />explained the three buildings all met parking space requirements. <br />Planning & Zoning Board <br />
