Stormwater Maintenance Agreement <br />A stormwater maintenance agreement is not required since a stormwater management plan is <br />not required per City Code Chapter 1010. <br />Development Agreement and Final Plat <br />The applicant shall submit a Land Use Application for final plat after preliminary plat approval. A <br />Development Agreement will then be prepared by the City as part of the final plat application. <br />Comprehensive Plan <br />Spargur Estates is consistent with the goals and policies of the comprehensive plan regarding <br />land use, density, housing, economic development, transportation, local water management <br />plan, sanitary sewer, water supply and parks, greenway and trails. <br />Land Use Plan <br />Per the current 2040 Comprehensive Plan, the lot is guided low density residential <br />development and allows for 1.6 to 3.0 units per net acre. The proposed net density of 2.70 <br />units per acre is consistent with the Comprehensive Plan. <br />The site is in Planning District 2 and is guided for low density residential development. There <br />are no specific planning recommendations for this site. <br />Housing Plan <br />A goal of the housing plan is to maintain existing housing stock to insure a high -quality <br />environment in all residential neighborhoods. It is a policy to encourage in -fill housing where <br />appropriate. <br />Spargur Estates meets the goals of the housing plan by supporting in -fill housing. <br />Economic Development <br />The three (3) lot single family residential development does not negatively impact the City's <br />economic development plan. <br />Transportation Plan <br />A goal of the transportation plan is to ensure that streets are as safe as possible. Arlo Lane is a <br />minor collector street and has capacity for two (2) single family detached dwellings. <br />
