Public <br />comment was closed at 6:37 p.m. <br /> <br />4. APPROVAL OF AGENDA <br /> <br />The agenda was approved as presented. <br /> <br />5. APPROVAL OF MINUTES <br /> <br />Mr.Kohler moved to approve the October 9, 2024 meeting minutes with two <br />corrections. Motion seconded by Mr. Laden. Mr. Evenson and Mr. Vojtech abstained. <br />Motion carried 5 – 0. <br /> <br />6. ACTION ITEMS <br /> <br />A. Public Hearing Continued: Spargur Estates Preliminary Plat and Variance <br /> <br />Ms. Larsen presented the staff report. <br /> <br />On September 9, 2024, the applicant, Mespargur Inc, submitted a complete land use <br />application for variances and preliminary plat for Spargur Estates. The applicant <br />proposed to subdivide the existing parcel located at 559 Lois Lane into four (4) single <br />family lots for the purpose of constructing three (3) new single family detached <br />dwellings. The preliminary plat did not meet density requirements. On October 9, <br />2024, the Planning & Zoning Board opened and motioned to continue the public hearing <br />to allow the applicant time to revise the plans. <br /> <br />Staff questioned the lot sizes and Mr. Laden expressed disappointment that they could <br />not separate the lot into 4 lots that is consistent with the rest of the neighborhood. He <br />thinks it should be addressed in future comp plans. He said when the density <br />requirements were changed, they did not consider what it would do to existing <br />neighborhoods that can be further subdivided. He would like to look at this in the <br />future so this lot can be further subdivided. <br /> <br />The applicant, Mr. Spargur was acknowledged to be in attendance and had nothing <br />further to add to the discussion. <br /> <br />Mr. Root continued the public hearing at 6:46 p.m. <br /> <br />No public comments were made.
