<br /> <br />DATE: January 2, 2025 <br /> <br />TO: Park Board <br /> <br />FROM: Rick DeGardner, Public Services Director <br /> <br />RE: Peltier Ponds PUD Concept Plan <br /> <br /> <br />The applicant, U.S. Home, LLC (aka Lennar), is proposing a master planned residential development <br />located west of CSAH 54 (20th Ave N) across from Watermark, east of Peltier Lake, and north of the <br />City of Centerville border. The development contains four (4) parcels totaling approximately 125 <br />gross acres and 262 housing units. The proposed development is called Peltier Ponds. <br /> <br />Peltier Ponds will consist of single-family homes and townhomes with a similar variety to those built <br />in Watermark. The total number of housing units is 262. <br /> <br />An 11-acre public park, trails, sidewalks, open space and stormwater ponds are included throughout <br />the development creating a multi-functional greenway corridor. Public open space (public open <br />space + public park + stormwater ponds + wetlands) is 58.4 acres or 46.7% of the entire <br />development. Private open space is 6.0 acres or 49.6% of the townhome development. <br /> <br />Figure 10-2 of the 2024 Comprehensive Plan identifies the need for a future Neighborhood Park <br />Area F centrally located within the service area. The proposed development includes an 11- acre <br />public park and trails. <br /> <br />Staff Comments <br />1. Only land that is reasonably suitable for park use and location shall be credited for parkland <br />dedication. <br />2. A trail shall be constructed along CSAH 54 (20th Ave N.). <br />3. Additional trails south of the wetland shall be considered. <br />4. Trail corridors should be a minimum 30-40 feet in width above the high-water level. <br /> <br />Attached is a narrative report from Lennar to provide the Park Board additional background <br />information. <br /> <br /> <br /> <br /> <br /> <br />
