<br /> <br />NARRATIVE: Peltier Ponds - Single-Family & Townhome Residential Community <br /> <br />U.S. Home, LLC, dba Lennar, is pleased to submit this request for Sketch Plat Review for a proposed single- <br />family and townhome community composed of 262 homes. <br /> <br />Existing Conditions <br />The subject property is located on the west side of 20th Ave N (CSAH 54) just across from Watermark, east <br />of Peltier Lake Drive, and north of the Centerville city border. The site is 125.02 gross acres (79.21 net <br />developable acres) in size and is currently farmed agricultural land with wetlands and pockets of wooded <br />upland and lowland. The site is currently guided Low Density Residential, Medium Density Residential, <br />and High Density Residential. Nineteen wetlands have been delineated on the site totaling 15.66 acres in <br />size. <br /> <br />Guided Land Uses and (current use of land) surrounding the subject property include: <br />• North – Guided Urban Reserve (single-family residential – Rehbein’s Peltier View); <br />• West – Guided Low Density Residential, Medium Density Residential, and Open Water (two <br />single-family homesteads and Peltier Lake); <br />• Southwest – Guided Medium Density Residential (50-acre single-family homestead) <br />• South – City of Centerville (single-family residential and open space); <br />• East – Guided Low Density Mixed Residential (20th Ave N & Watermark). <br /> <br />Description of Requests <br />Lennar is requesting Sketch Plat Review of the proposed single family and townhome community named <br />Peltier Ponds.
