15 <br />4.Items, materials, vehicles, etc. shall not be stored on the sod or landscaped areas within <br />the outdoor storage area. <br />5.Separate sign permit applications are required for all permanent monument/pylon and <br />wall signage. <br />6.Separate sign permit applications are required for all temporary signage. <br />7.A building permit is required for the 10ft tall fence. <br />8.A zoning permit is required for the grading, driveway, and outdoor storage surfacing <br />improvements. <br />The following items shall be addressed prior to issuance of any permits: <br />1.All comments from the City Engineer memo dated December 20, 2024. <br />2.All comments from the Environmental Coordinator and Environment Board. <br />3.A Site Performance Agreement shall be executed and securities paid. <br />4.The proposed outdoor storage pavement areas are different on Sheet A1, Site Plan and <br />Sheet C1.1, Grading Plan. Please revise accordingly. <br />5.Sheet A1, Site Plan: <br />a.Parking space requirements shall be met without the need for deferred parking. <br />b.Parking spaces cannot be located within outdoor storage area. <br />c.Gate details for the fence shall be provided. <br />d.The screen fence detail shall be revised from cedar fence to maintenance free <br />screen fence. <br />6.Sheet L1, Landscape Plan: <br />a.The engineer/architect company name shall be included. <br />7.Copies of the following executed and recorded documents shall be submitted to the City: <br />a.Public drainage and utility easement and exhibit over the stormwater <br />management facilities and lot lines <br />b.Declaration for Maintenance of Stormwater Facilities and exhibit <br />ATTACHMENTS <br />1.Site Location Map <br />2.Applicant Narrative <br />3.ALTA/NSPS Land Title Survey <br />4.Civil Plan Set <br />5.Architectural Plan Set <br />6.Landscape Plan Set <br />7.City Engineer letter dated December 20, 2024
