• Providing infrastructure that benefits community beyond the project site that would <br />otherwise not be financially feasible <br />Summary <br />Public Benefit Gained: <br />1. Variety of housing types and lot sizes from larger single family lots to townhomes. <br />2. Multi -functional greenway corridor and storm water management system. <br />3. Greater preservation and protection of lake and wetland natural resources. <br />4. Transition from low intense residential development near natural resource/lake to <br />higher intense development near arterial roads. <br />5. Efficient use of land and private streets resulting in smaller network of utilities and <br />streets. <br />6. Life -cycle housing. <br />7. Creation of open space that is accessible to the public. <br />8. Creation of trail corridor along Peltier Lake that is accessible to the public. <br />9. More parkland dedication fees available for park development. <br />10. Wider landscape buffers and trail corridors. <br />11. Detached 65ft wide single family lots vs. two family lots in the shoreland district. <br />12. Increased side yard setbacks from 5ft to 10ft on 80ft and 90ft wide lots. <br />Flexibility Provided: <br />1. 55ft wide single family lots vs 60ft wide single family lots. <br />2. Townhome base lot size 16,620sf vs. 20,OOOsf. <br />3. Detached 65ft wide single family lots vs. two family lots in the shoreland district. <br />4. Decreased side yard setbacks from 10ft to 7.5ft for 55ft and 65ft wide single family lots. <br />5. Decreased side yard setbacks from 20ft to 10ft on townhomes in high density land use <br />area. <br />REQUESTED COUNCIL DIRECTION <br />Staff is requesting feedback from the City Council: <br />1. Are there other Benefits Gained or Flexibility Provided? <br />2. Should the applicant provide additional public benefits to be considered for PUD <br />zoning? <br />a. Examples could be more open space, enhanced greenway corridor, wetland <br />restoration, additional wetland buffers, higher architectural & building <br />standards, additional landscaping etc. <br />3. Should the applicant hold a neighborhood meeting prior to PUD Preliminary <br />Plan/Preliminary Plat submittal? <br />17 <br />
