One will <br />need to be submitted and reviewed by staff and the City's Environmental Coordinator. The <br />Environmental Coordinator will provide separate comments. Screening will need to be <br />provided on the east side of the multi -family units adjacent to CSAH 54. <br />• Floodplain <br />The southern portion of the Peltier Ponds development appears to be in the <br />floodplain however, it does not appear that it is impacted by any proposed <br />construction. <br />• Drainage and Utility Easements <br />Roadways are proposed within right-of-way and lots include standard drainage and utility <br />easements. Larger drainage and utility easements will be required to be provided over <br />any utilities outside the right of way and any surface water management features. The <br />western 75' feet of CSAH 54 should be dedicated as right of way to Anoka County. <br />• Development Agreement <br />A development agreement will be required with the final plat. <br />• Grading Agreement <br />Grading agreement not required at this time. <br />• Stormwater Maintenance Agreement <br />The stormwater maintenance for public facilities in the Peltier Ponds development will be <br />covered under the City's Programmatic Stormwater Management Agreement after the <br />facilities have been installed and accepted by the City. Borrow areas / Lakes area will be <br />maintained by the HOA. <br />• Permits Required <br />Required permits will be determined at the time of preliminary plat submittal. Potential <br />permits may include some of the following and others: <br />1. NPDES General Construction Permit <br />2. City of Lino Lakes Zoning Permit for Construction <br />3. Minnesota Pollution Control Agency Sanitary Sewer Extension Permit <br />4. Minnesota Department of Health <br />5.
