<br /> <br />DATE: February 5, 2025 <br /> <br />TO: Park Board <br /> <br />FROM: Rick DeGardner, Public Services Director <br /> <br />RE: Burque Estates Concept Plan PUD <br /> <br /> <br />The applicant, Lino Lakes Partners, LLC, is proposing to build a residential development proposing 58 single <br />family lots. The development contains approximately 59 acres gross acres of land, 15 acres developable <br />consisting of residential housing. The proposed development is called Burque Estates (Attachment A). The <br />planned unit development (PUD) is located on the easterly boundary of 35E, the westerly boundary of <br />Centerville Road, and lies south of the Northpointe Development. <br /> <br />Figure 10-1 (Attachment B) of The 2040 Comprehensive Plan shows the trail/greenway system extending <br />from the existing trail along Chestnut Street in a southwesterly direction to 20th Avenue. Attachment C shows <br />an enlarged project area. <br /> <br />Staff is proposing extending the paved trail along the east side of Chestnut Street from the Northpointe <br />Development, then cross Chestnut Street and continue the trail along the wetland buffer. <br />Attachment D depicts a green line illustrating this. <br /> <br /> <br />ATTACHMENTS <br /> <br />A.
