See the <br />attached applicant’s narrative for a detailed description of the development. <br /> <br />ANALYSIS <br /> <br />Existing Conditions <br /> <br />The existing site consists of three (3) parcels totaling 59.32 acres. Per the January 29, <br />2025 Environmental Board staff report, there is one home on the site, a large wetland <br />area, mowed fields, several small ponds, and a private ditch.
