3 <br />West R, Rural Agricultural Urban Reserve <br /> <br />Comprehensive Plan <br /> <br />Land Use <br /> <br />The site has two (2) land use designations per the City’s 2040 Comprehensive Plan: the <br />two (2) north lots are low density residential and the one (1) south lot is urban reserve. <br /> <br />Staff Comments: <br /> <br />1. A comprehensive plan amendment would be required to re-guide the urban <br />reserve lot to low density residential. <br />2. The comprehensive plan amendment would need to demonstrate that overall <br />City wide density meets the minimum 3.0 units per acre. <br /> <br />Per the 2040 Comprehensive Plan, the site is in Planning District 3.
