Streets and Alleys <br />CSAH 54 (201" Ave N) is an A -Minor Arterial Reliever road. Sixty (60) feet of road right-of-way is <br />being dedicated along CSAH 54 from the section line. Thirty (30) feet of road right-of-way is also <br />being dedicated along a section of the north lot line for future extension and connection of <br />CSAH 34 (Birch Street) and Cypress Street. This would be a future Anoka County Highway <br />Department and/or City project. Internal streets have 60ft wide road right-of-way and are 32ft <br />wide. <br />Staff Comments: <br />1. Street and utilities shall be stubbed south to the lot line of 6468 20t" Avenue for future <br />development. <br />2. Sidewalk shall be installed along the street in Block 1. <br />3. A traffic study shall be required. <br />4. A noise study shall be required. <br />Easements <br />Staff Comments: <br />1. Standard drainage and utility easements at least 10 feet wide shall be provided along all <br />lot lines. <br />2. Drainage and utility easements shall also be dedicated over stormwater management <br />facilities. <br />3. Conservation easements and wetland buffers shall be required over wetlands, ditches, <br />and greenway corridors. <br />Stormwater Management and Erosion and Sediment Control <br />The concept plan shows four (4) stormwater ponds throughout the development. They are part <br />of the multi -purpose greenway corridor incorporating trails, stormwater management, <br />floodplain, ditches, and open space. <br />Public Utilities <br />Public water, sanitary, and storm sewer utilities will be installed within the development. <br />The site is in Sanitary Sewer District 3 (Sub -district 3C). Flow from these areas, including that <br />from Centerville, is collected along East Cedar Street and conveyed east to MCES <br />Meter M220 and Gravity Interceptor 802325. <br />The site is in both Utility Staging Area 1B (2025-2030) and 3 (Post 2040). <br />
