The site is 3.80 acres and located off 70th Avenue and Otter Lake Road. <br />Comments were made on the following documents: <br />• Otter Crossing South — Preliminary Plat submittal prepared by Pioneer, dated March 18, <br />2025, received February 10, 2025. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />• General <br />The Otter Crossing South commercial development proposes to create a commercial lot and <br />access for the current Aldi site (Lot 1 and Lot 1A) and outlots the remaining area for future <br />commercial development. A Master plan was provided that laid out an idea of how the <br />remaining outloted areas could be platted in the future. <br />• Grading <br />A grading and drainage plan was not provided for the preliminary plat as there was no <br />additional grading proposed outside the scope of the Aldi project. <br />• Stormwater Management <br />No specific stormwater management calculations were for the Otter Crossing South <br />preliminary plat as there was no additional stormwater management proposed outside the <br />scope of the Aldi site <br />• Water Supply <br />The City's water system has the pumping capacity to supply the proposed project. <br />However, due to the City's limited firm capacity each project is being evaluated on a case <br />by case basis to determine its impact on the system's peak day demand. Based on this <br />evaluation the projected use falls within our current available firm capacity. <br />
