Planning & Zoning Board <br />March 12, 2025 <br />Page 4 <br /> <br /> <br />One topic of conversation and confusion is the area guided Planned <br />Residential/Commercial. Within the 980-acre master plan site, approximately 40 <br />acres are guided Planned Residential/Commercial. <br /> <br />Ms. Guthmueller had concerns about the location of the commercial areas in <br />scenario two. Ms. Guthmueller also wanted a better understanding of why the <br />medium density housing would be around the park and how the changes were <br />brought about. <br /> <br />Mr. Grochala addressed the Board and stated that scenario one is still being studied <br />in the AUAR. Mr. Grochala stated that the changes to where the housing was placed <br />in scenario two were based on comments. <br /> <br />Mr. Wipperfurth had questions about when and how this would change the 2040 <br />Comprehensive Plan. Mr. Grochala stated that this would be amended once the <br />AUAR is completed, and one scenario is chosen over the other. <br /> <br />Mr. Root stated that the trail plan appears to be on one side of Main Street and <br />would like to see them in the neighborhoods more. <br /> <br />Ms. Guthmueller is curious about how the residents of Robinson Drive have <br />responded to the prospect of medium to high density housing being so close to their <br />homes. Mr. Grochala stated there have been no comments made by the residents of <br />that area, though they have been receiving notices. <br /> <br />Mr. Root would like for these comments to make it to staff and that the biggest <br />thing would be to make sure there are buffers. <br /> <br />B. Renstrom Dental Studio (7455 Village Drive) Exterior Remodel <br /> <br />Kevin Green of Thielen & Green architects presented the proposed exterior remodel <br />to the Renstrom Dental Studio located at 7455 Village Drive. <br /> <br />This request was submitted for approval to remove the existing metal canopy on the <br />roof as part of the planned roof replacement project. Removing the canopy will <br />provide significant benefits both financially and structurally. <br /> <br /> <br /> <br /> <br />
