Planning & Zoning Board <br />March 12, 2025 <br />Page 3 <br /> <br />Jamie Foust, ISG Architects, was present to answer questions. <br /> <br />Mr. Evenson had a question about whether the size of this ALDI store was a typical size <br />compared to other ALDI’s in the area. Mr. Foust confirmed that the store is the same <br />size. <br /> <br />Mr. Foust stated that the site constraints and visibility factored in when creating this site <br />plan. <br /> <br />Mr. Root had questions about the islands in the parking lots and whether trees are <br />being planted. Mr. Foust confirmed there will be trees in the islands that will provide <br />canopy coverage in the parking lot. <br /> <br />Mr. Root opened the public hearing at 7:01 p.m. <br /> <br />No public comments were made. <br /> <br />Mr. Wipperfurth moved to close the public hearing. Motion seconded by Mr. Kohler. <br />The public hearing was closed at 7:01 p.m. <br /> <br />Mr. Wipperfurth would like to see a sidewalk on both sides of the building. <br /> <br />Mr. Wipperfurth moved to approve the preliminary plat subject to conditions listed in <br />the staff report. Motion seconded by Mr. Kohler. Motion carried 6-0. <br /> <br /> <br />7. DISCUSSION ITEMS <br /> <br />A. Main Street Master Plan and AUAR Update <br /> <br />Michaela Crowley, Kimley-Horn, presented. <br /> <br />On July 8, 2024, the City Council adopted Ordinance No. 11-24 establishing a <br />moratorium on residential development around the Main Street corridor between <br />Sunset and 4th Avenue. The purpose of the moratorium is to allow for the <br />completion of a master plan and Alternative Urban Areawide Review (AUAR) for the <br />area. <br /> <br />At the March 5, 2025, Joint City Council/Advisory Board Work Session, the City <br />Council and Advisory Boards reviewed and provided feedback on the three (3) <br />different land use scenarios for the area. <br /> <br /> <br />
