• Decorative garage doors with a strip of windows <br />• Garage width in excess of two stalls will be recessed two feet from the main garage <br />facade. <br />• Total garage width will not exceed 32 feet. <br />Subdivision Ordinance <br />Conservation Development <br />Per City Code Section 1007.007: Subdivision Ordinance Definitions <br />CONSERVATION DEVELOPMENT. The development pattern and technique whereby lots <br />are arranged in closely related groups to preserve the natural amenities of the land <br />through the creation of common open space. <br />Natures Refuge North is a proposed conservation development. The villa lots preserve <br />woodland and wetland areas, create more protected accessible public open space and establish <br />the greenway corridor. The trail system is also incorporated into the greenway system vs. along <br />the street creating a more enjoyable, safer, and valued recreational experience. <br />The purpose of using the PUD zoning is to create a conservation development that establishes <br />the defined public values of preserving and enhancing the on -site natural resources. The PUD <br />also creates and enhances the greenway corridor and trails that are accessible to the public. <br />Blocks and Lots <br />The proposed development contains 93 single family lots and 5 outlots. The outlots contain <br />wetlands, buffers, stormwater ponds etc. Outlot E, located on the northern end of the plat, meets <br />the size requirement of an R-2 lot but cannot be constructed upon without a grading easement <br />from the property to the north. This outlot shall be platted as a lot bringing the total single family <br />lot count to 94. <br />Staff Comments: <br />1. City Code Section 1007.024 (5)(c) requires that if a PUD includes preservation of natural <br />habitat those areas shall be permanently protected through a conservation easement or <br />other legally binding agreement with the City. The proposed open space areas should <br />remain in the ownership of the HOA with a conservation easement granted to the City. <br />2. Since Outlot E meets the R-2 lot size requirements, Outlot E should be converted into <br />Lot 11, Block 7. <br />7 <br />
