Per the City's 2040 Parks, Greenways and Trails Plan, this development is within the Arena <br />Acres and Wollan Park service areas. Arena Acres is a smaller 1-acre neighborhood park. <br />Wollan's Park is an 18-acre open space wetland and not an active park. The Plan indicates a <br />Future Neighborhood Park centrally located within the service area. Greenway corridors exist <br />on site. <br />Linear trails are proposed to provide connectivity to the existing Nature's Refuge trail to the <br />south and a future trail connection when the property to the north is developed. The trail <br />locations through open space and stormwater provide for a multifunctional greenway corridor. <br />Staff Comments: <br />1. Trail corridors shall be a minimum 30ft wide. <br />Tree Preservation and Landscaping <br />The purpose of these standards is to protect valuable trees and vegetation stands while not <br />interfering with landowners' reasonable use and development of property. The goal is to <br />minimize unnecessary loss of habitat, biodiversity, and forest resources and to replace removed <br />trees in areas where tree cover is most critical. <br />A tree survey was performed that identified: <br />April 2025- PUD Preliminary <br />Plan and Preliminary Plat <br />Total Trees Surveyed <br />6009 <br />Trees Removed (BUA) <br />2234 <br />Trees Removed (non-BUA) <br />1262 <br />Trees Preserved <br />2375 <br />Mitigation Trees Required <br />292 <br />The majority of trees on site are aspen with a mix of birch, oak, maple, and red pine. <br />As discussed at the October 2024 meeting the applicant is proposing to dedicate approximately <br />34 acres of open space for tree preservation and future management. The applicant agrees to <br />plant a minimum of 3 trees per lot throughout the development. One boulevard tree is <br />required per lot. Staff will work with the developer on the two remaining trees to ensure that <br />there isn't conflict with infrastructure and overplanting. <br />11 <br />
