The revised plan shifts the villas to the east and creates a 160-390 buffer along the west lot line <br />near the existing Arena Acres neighborhood. <br />(e) Efficient use of land resulting in smaller networks of utilities and streets thereby <br />lowering development costs and public investments. <br />The configuration of the lots preserves as many wetlands as possible and avoids a gas line <br />easement that spans the site diagonally which results in a smaller network of utilities and <br />streets. <br />(f) Mix of land use types. <br />There is no mix of land use types. <br />(g) Provision of a housing type or target housing price that is desirable to the City. <br />The villas provide a housing option with main -level living with association -maintain yards and <br />snow removal which addresses life -cycle housing. <br />(h) Other public benefits and values as recognized in the City's Comprehensive Plan. <br />• Planning District 2 identifies Woolan Park as a natural resource that should be protected. <br />The proposed development strategically includes a stormwater pond/open space buffer <br />near the Woolan Park wetland complex. This is a critical link to protecting this sensitive <br />natural resource area. <br />• A goal of the sanitary sewer plan is to provide service and capacity to developed areas of <br />the city currently served by on -site systems. Municipal sanitary sewer and water also <br />gets extended north which will eventually serve the Olive and Orange Street <br />neighborhood which are smaller (<0.5 acre) lots on private septic systems and wells. <br />• A goal of the Parks, Greenways & Trails Plan is to established greenway corridors. A <br />multi functional greenway corridor incorporating stormwater management, trails and <br />open space is established with the development. <br />Summary <br />Public Benefit Gained: <br />1. Conservation development that protects and enhances the on -site natural resources <br />such as wetlands, woodlands, rare plant species, and open space that are accessible to <br />the general public. <br />17 <br />
