Parkland payment in lieu of dedication fees will be collected in addition to the open <br />space set aside under conservation easement or City ownership. <br />RECOMMENDATION <br />Staff is recommending approval with the following conditions (items with strike through have <br />been addressed by the applicant with 4/25/25 submittal): <br />1. Flexibility be provided to allow the garage to protrude 5' in front of the house without <br />the front porch requirement provided no such floor plans shall be allowed on adjacent <br />lots. <br />2. Flexibility be provided to change the maximum length of the garage wall facing the <br />street from 50% of the front facade width to a maximum of 57% subject to the <br />following: <br />(a) Decorative garage doors with a strip of windows are required. <br />(b) Garage width in excess of two stalls will be recessed two feet from the main garage <br />facade. <br />(c) Total garage width will not exceed 32 feet. <br />3. That Street B connect to Andall Street with a minimum width of 24'. <br />4. Proposed open space areas should remain in the ownership of the HOA with a <br />conservation easement granted to the City. Wetland buffers shall be provided around <br />wetlands as required by RCWD. <br />5.
