Planning & Zoning Board <br />April 9, 2025 <br />Page 7 <br /> <br />Ms. Hankeepresented the staff report. <br />The black dirt stockpileis located on 21st Avenue South (PID #24-31-22-24-0002, #24- <br />31-22-24-0008, and #24-31-22-24-0009). The material from the stockpile is available for <br />public and local business use during the summer months from 7:00 a.m. to 5:00 p.m. <br />The enclosed CUP and Site, Grading, Erosion and Sediment Control Plan details the <br />conditions of the current site approvals. The City hasn’t had issue with the current <br />operations. There are no proposed changes with issuing of the IUP. <br /> <br />Mr. Laden had questions about whether there had been issues in the past. Ms. Hankee <br />stated there have been no complaints. <br /> <br /> Matt Rehbein, Rehbein’s Black Dirt, was present for questions. <br /> <br />Mr. Root opened the public hearing at 10:22 p.m. <br /> <br />No public comments were made. <br /> <br />Mr. Laden moved to close the public hearing. Motion seconded by Mr. Vojtech. The <br />public hearing was closed at 10:22 p.m. <br /> <br />Mr. Wipperfurth moved to approve the interim use permit subject to conditions listed in <br />the staff report. Motion seconded by Ms. Guthmueller. Motion carried 6-0. <br /> <br /> <br />D. Java Lino Lakes Final Plat <br />Ms. Larsen presented the staff report. <br />The applicant, Java Companies, LLC., submitted a land use application for final plat for <br />Java Lino Lakes. The plat is for three (3) commercial lots near Lake Drive, Marketplace <br />th <br />Drive, and 77 Street. The preliminary plat was previously called Lino Retail 2.0 but the <br />final plat has been changed to Java Lino Lakes. <br />On November 12, 2024, the City Council passed Resolution No. 24-142 approving the <br />preliminary plat for what was then called Lino Retail 2.0. The final plat is now called Java <br />Lino Lakes. The Council staff report and resolution detail the project’s consistency with <br />the City’sComprehensive Plan and compliance with the City Code for zoning and <br />subdivisionrequirements. <br /> <br />
