Responses 04/25/2025 Carlson Engineering <br />RECOMMENDATION <br />Staff is requesting feedback from the Planning & Zoning Board: <br />1. Are there other Benefits Gained or Flexibility Provided? <br />2. Thoughts on requested PUD flexibility? <br />a. If garage forward of house is acceptable, should there be a limit on how far? <br />Additional Staff Comments: <br />1. Proposed open space areas should remain in the ownership of the HOA with a <br />conservation easement granted to the City. <br />Noted. This will be provided. <br />2. Since Outlot E meets the R-2 lot size requirements, Outlot E should be converted into <br />Lot 11, Block 7. <br />This lot is unbuildable until either parcel to the north develops, or a grading easement <br />is provided. <br />3. A temporary turn around will be required at the north end of Street A. <br />Turn around will be provided and shown on final plans. <br />4. Sidewalks shall be provided on Street B and Street D <br />Sidewalk added to street B. Street D sidewalk to be verified — cul-de-sac <br />5. The trail corridor between Lot 4 Block 1 and Lot 1 Block 2 and east of Lots 1-4 <br />Block 4 shall be widened to 30 feet wide. <br />Revised. <br />8. The portion Outlot D that is occupied by the lift station should be separated from <br />Outlot D through the creation of a new outlot that would be dedicated to the City. <br />Outlot added. <br />9. Conservation easements and wetland buffers shall be required over wetlands and <br />greenway corridors. <br />Easements and buffers will be provided per city & RCWD rules. <br />10. Trail corridors shall be a minimum 30ft wide. <br />Noted. A separate 30-foot easement will be provided. <br />11. Cash fee in lieu of land dedication in the amount of $329,000 minus the cost of trail <br />construction. <br />Noted. <br />
