c. Street will remain closed to through traffic until paving of wear course on Street A with <br />the 2nd Addition. <br />d. Developer shall provide a planting plan for boulevard trees and shrubs for that portion <br />of Street A within Outlot B, Arena Acres, where appropriate based on remaining tree <br />canopy. Plan will be reviewed and approved by Environmental Coordinator. <br />Sidewalks and Trails <br />Sidewalks are proposed on the east side of Haywood Drive and Street A and the south side of <br />Street C. Sidewalks shall be provided on Street B and Street D. The termination point of the <br />sidewalk on Street D shall be determined by the City Engineer. A trail is proposed to connect <br />to the trail in Natures Reserve to the south through the stormwater ponds south of Street D to <br />the eastern edge of the property across Street C and then north between the wetlands and <br />across the gas easement to the northern property line. Before the trail reaches the northern <br />property line, a trail connection is constructed west to Street A between Lot 4 Block 1 and Lot 1 <br />Block 2. <br />The maximum length of a cul-de-sac is 500 ft. Street D cul de sac is 620 ft. The street will be 32 <br />ft wide (vs 30 ft wide) and a sidewalk shall be installed. Public safety is in approval with the cul <br />de sac length. <br />Staff Comments: <br />1. A temporary turnaround will be required at the north end of Street A. <br />2. Sidewalks shall be included on Street B and Street D. <br />3. The trail corridor between Lot 4 Block 1 and Lot 1 Block 2 and east of Lots <br />1-4 Block 4 shall be widened to 30 feet wide. <br />4. Andall Street connection can be reduced to 24 feet wide. <br />Easements and Outlots <br />The applicant has provided 10 feet wide drainage and utility easements along the right-of-ways <br />and along the rear property lines. 5 feet wide drainage and utility easements are provided <br />along the side property lines to provide a total easement wide of 10 feet through both side yard <br />easements, while where a stormwater utility pipe will be located between two lots, the <br />applicant has provided 10 feet wide drainage and utility easements to accommodate the <br />infrastructure. <br />Drainage and utility easements will be dedicated over Outlots A, B, C and D. Outlots A, B, C and <br />D will be owned and maintained by the development homeowner's association (HOA). As <br />
