Wetlands <br />Per the Wetland Delineation Report, sixteen (16) wetlands were delineated on site, totaling <br />7.17 acres. As shown within the Preliminary Plat: <br />April 2025 <br />Total Wetlands <br />7.17 acres <br />Total Wetland Impacts <br />1.93 acres <br />WMC Wetland Buffer (Ave. <br />4.54 acres <br />50ft) <br />City Wetland Buffer (10ft <br />0.64 acres <br />min.) <br />For the 1.93 acres of wetland impact, the developer will need to obtain 2.43 acres of wetland <br />replacement. Some of the delineated wetlands are in the Rice Creek Watershed District (RCWD) <br />Wetland Management Corridor. Wetlands preserved on site will have to meet RCWD and City <br />buffer requirements. Impacts will require mitigation and will be reviewed by RCWD. <br />Floodplain <br />There is no FEMA floodplain on site. <br />Traffic Study <br />A Traffic Impact Study was prepared by SSTS, dated October 15, 2024, and revised March 28, <br />2025. The study analyzed two design years: <br />• Year 2027 to correspond to the year after completion of the Proposed Project with full <br />construction of the original Nature's Refuge site (61 single family homes) assumed. The <br />following access scenarios are considered: <br />o Two Access Scenario - Access at the existing Main St/Glenwood Dr intersection <br />and access at a proposed Andall St connection. <br />o Single Access Scenario — Access only via the existing Main St/Glenwood Dr <br />intersection. <br />• Year 2040 to correspond with a planning year horizon. In year 2040 the Pine Oaks <br />Addition development, adjacent to the east side of the Proposed Project, is assumed to <br />be developed. Two additional access points are considered, a northern connection to <br />Pine St through the future Pine Oaks Addition and a connection of Haywood Dr to Wood <br />14 <br />
