2. Reduced corner lot width from 80 feet to 70 feet. <br />3. Reduced setback from street (corner lot) to 20 feet on long side of lot. <br />4. Side yard setbacks shall be 7.5 feet. <br />5. Garage shall be allowed to protrude forward of the house, without front porch, a <br />distance of no more than 5', subject to conformance with an anti -monotony plan that <br />prohibits houses with protruding garages to be placed directly adjacent to or across <br />from one another. <br />6. Unless 2nd floor living space extends over the garage, the maximum length of the garage <br />wall facing the street shall not exceed 57% of the front facade subject to the following: <br />Decorative garage doors with a strip of windows are required. <br />b. Garage width in excess of two stalls will be recessed two feet from the main <br />garage facade. <br />C. Total garage width will not exceed 32 feet. <br />7. The maximum cul de sac length of Street D shall be 620 feet. <br />Staff is recommending approval of the PUD Preliminary Plan and Preliminary Plat for Natures <br />Refuge North subject to the following conditions: <br />1.
