The site is located at 77th Street west of Lake Drive <br />(CSAH 23). The lot has frontage along Lake Drive (CSAH 23). Comments were made on the <br />following documents: <br />• Lino Lakes 2.0 2"d Addition Civil Plans prepared by Design Tree, dated March 28, 2025, <br />received April 15, 2025. <br />The following review comments should be responded to in writing by the applicant. There are <br />additional redline comments on the planset that should be responded to as well. Not all redline <br />comments are in the review memo. There were not separate site, utility, or grading plans for <br />Chipotle, Pacific Dental or O'Reilly's (only architectural building drawings) so they utilize the same <br />overall drawings and may have overlapping comments. <br />Design Tree Engineering (DTE) (3/11/2025) responses in red. <br />WSB (4/2/2025) responses and new comments in blue. (1st Addition) <br />Design Tree Engineering (DTE) (4/15/2025) responses in green. <br />WSB (5/7/2025) responses and new comments in purple. (2nd Addition) <br />Engineering <br />General <br />The Lino Lakes Retail 2.0 2nd Addition project proposes to construct three (3) commercial <br />lots from the existing two (2) commercial lots of Lino Lakes Retail 2.0 1 st Addition Block One. <br />This includes the similar associated parking lot, utilities, landscaping, and stormwater <br />management features as the Lino Lakes Retail 2.0 1st Addition specifically for Block One. <br />Comments: <br />1. Revise all plan sheets with updated City plans for the 2025 Market Place Drive <br />Realignment Project <br />a. Update items that will be constructed and removed as part of the project <br />(DTE 3/11/2025) See revised plans <br />(WSB 4/2/2025) See comments and as -bid plans <br />(WSB 5/7/2025) Comments remain from Lino Lakes 2.0 1st Addition <br />
