Existing <br />9.37 <br />14.37 <br />21.04 <br />Not required <br />Proposed <br />8.23 <br />10.24 <br />20.89 <br />Not required <br />Additional comments/revisions are noted in the attached City Engineer memo. <br />Public Utilities <br />The site will be municipally served by an 8" sanitary sewer main and 8" watermain along 21s' <br />Avenue North. <br />Tree Preservation, Mitigation Standards and Landscaping <br />Per the April 30, 2025 Environmental Board staff report, a resource inventory was completed <br />for the project showing 10 trees proposed for impacts. 9 of the trees are poplar and 1 willow <br />that would be considered significant trees. A survey of all significant trees onsite will be <br />required along with noting where the proposed removals are within the site. Determinations <br />should be made for the basic use area and any ESA's within the site. Final tree mitigation will be <br />completed with each specific site. <br />Canopy cover, foundation landscaping, and screening requirements will be reviewed separately <br />for each commercial development. <br />Signage <br />A separate Sign Permit Application with detailed sign information is required for any permanent <br />or temporary signage. <br />Impervious Surface Coverage <br />Impervious surface coverage will be reviewed during site and building plan review for each lot. <br />Traffic Study <br />A Traffic Study was prepared by SSTS, LLC dated April 2, 2025. The study analyzed the following <br />intersections: <br />• Main St (CSAH 14) & 215t Avenue North <br />• 2151 Avenue North and Bank Driveway <br />• 215Y Avenue North and Michaud Way <br />TriD Generation <br />5 <br />
