A second access road is proposed to be teed from the first access <br />road to the north to connect to Michaud Way. A traffic study and analysis was conducted <br />for the overall development and redline comments will be provided for the submitted <br />study. <br />Comments: <br />A right -in right -out access is required at the intersection of the access road with 215t <br />Avenue <br />a. A median (porkchop) at the intersection will be required to direct traffic <br />2. The submitted Traffic Impact Study is in the process of being reviewed and additional <br />comments will be forthcoming. <br />3. Provide specific typical sections for access roads <br />a. Note proposed road crown or cross drainage <br />4. Per Anoka County Review <br />a. As proposed, the plat will not introduce any new access points onto CSAH <br />14, and the right of access is dedicated to Anoka County in the plat. <br />• Wetlands and Mitigation Plan <br />The site is proposing to impact 28,573 square feet of an existing wetland. This impact is <br />proposed to be offset by purchasing wetland credits. <br />• Landscaping <br />The City's Environmental Coordinator to review landscaping and provide additional in- <br />depth comments when provided. <br />Comments: <br />1. It is recommended that tree plantings are deconflicted with drainage structures to <br />avoid future root intrusion.
