City of Centerville Letter dated May 6, 2025 <br />Stantec Consulting Services Inc. <br />733 Marquette Avenue, Suite 1000 <br />Stantec Minneapolis MN 55402-2314 <br />May 6, 2025 <br />Athanasia Lewis — Interim City Administrator <br />City of Centerville <br />1880 Main Street <br />Centerville, MN 55038 <br />Dear Ms. Lewis, <br />Reference: Preliminary Plat and Site Plan Review — Clearwater Commons (City of Lino Lakes) <br />We have reviewed the site plan dated March 12, 2025 for the proposed Chipotle site located in the <br />northeast quadrant of CSAH 14 (Main Street) and 21st Avenue North in Lino Lakes. The following are our <br />comments regarding the proposed development: <br />Traffic Engineering Notes <br />1. The applicant should submit a traffic engineering report detailing the proposed traffic impacts to 21st <br />Avenue North. <br />2. Turn lanes should be striped on southbound 21st Avenue N to the immediate north of the east -west <br />access road to the proposed commercial development. <br />General Notes <br />1. The Owner must sweep all sediment from 21st Avenue Nand any adjacent streets daily during <br />construction. <br />2. The owner must regularly maintain and replace inlet protection within 21st Avenue during <br />construction. <br />3.
