City <br />Code Section 1007.043 details minimum residential building design standard requirements. City <br />Code Section 1007.112(4) details minimum R-2 building requirements. City Code Section <br />1007.113(4) details minimum R-3 building requirements. <br />Staff Comment: <br />1. All building design standards and requirements shall be met. <br />Subdivision Ordinance <br />Blocks and Lots <br />The concept plan proposes 90 residential lots and three (3) outlots. Outlots will contain <br />wetlands, buffers, stormwater ponds etc. Common lots around the townhomes will also be <br />outlots. <br />Streets and Alleys <br />CSAH 54 (20th Ave S) is an A -Minor Arterial Reliever road. Street A onto 20th Ave S. will be right <br />in/right out only. Internal streets have 60ft wide road right-of-way and are 30ft wide. Private <br />streets are proposed for the townhomes. An emergency access lane onto 20th Avenue S is <br />proposed on the south end for the townhomes. <br />Staff Comments: <br />1.
