agriculture land prior to Jim purchasing the property. Jim then constructed a pole barn in 1995 <br />and is currently residing at the property. <br />The two (2) Rehbein land parcels were purchased by the Rehbein family in 2008. No structures <br />or dwellings were ever constructed on the property by the Rehbein family, and both land parcels <br />have been utilized for agriculture purposes, specifically raising hay. <br />Per discussions with both property owners, they confirmed there are no historically important <br />landscapes or archeological features to note. <br />The site is bounded to the east by 201h Avenue S (County Road 54), to the south by the Nadeau <br />Acres development, to the west by existing farm fields and floodplain, and to the north by an <br />existing industrial building, large wetland and floodplain. The northern and western boundaries <br />of the site are the city limits between the City of Lino Lakes and the City of Centerville. The <br />current zoning for the three (3) land parcels is R — Rural. <br />PROPOSED CONDITIONS & CONCEPT PLAN SUMMARY <br />The 2040 Future Land Use Map displays this area as medium density residential that allows for <br />4.0 to 6.0 units per acre. We are proposing R2 — Two Family Residential for the 60' single-family <br />lots, and a Planned Unit Development (PUD) for the multi -unit townhomes and private streets to <br />meet the allowed density requirement. Per the net area exhibit, we calculate a net density of 4.26 <br />units per net acre, or 3.67 units per gross acre. With standard R2 zoning for the multi -unit <br />townhomes, the density falls to 2.5 units per net acre and will not meet the allowed density <br />requirement. <br />The Nelson Rehbein Concept Plan displays a total of (90) residential lots that consist of the <br />following: <br />• (38) 60' Single -Family <br />• (52) Attached Townhome <br />Below is a summary of the proposed lot standards and setbacks: <br />Townhome Unit Configuration <br />(4) Unit, (5) Unit & (6) Unit Buildings <br />Townhome Setbacks <br />Front — 25 feet <br />Side - Between Townhome Buildings — 20 feet <br />Side Corner — 20 feet <br />Single Family Setbacks: <br />Front — 25 feet <br />Rear — 25 feet <br />Side Yard — 10 ft Garage, 10 ft Dwelling <br />
