Side Corner — 20/25 feet <br />We believe the proposed development plan is consistent with the City of Lino Lake's goals for <br />these parcels. <br />SANITARY SEWER AND WATERMAIN: <br />The proposed development will connect to existing, public sanitary sewer from the Nadeau Acres <br />development to the south. This sanitary stub is directed to an existing lift station that was designed <br />and constructed to accommodate the Nelson Rehbein development. Public watermain connections <br />will be made at the existing connection to Nadeau Acres, as well as along 20th Avenue S. to provide <br />a watermain loop. <br />PROPOSED STREET DESIGN & CONSTRUCTION <br />There will be public street connections to Nadeau Acres through the provided street stub and to <br />201h Avenue S (County Highway 54) that will include the necessary turn lane improvements as <br />required by Anoka County. Interior private drives (Drives A, B & C as noted on the Concept Plan) <br />will be constructed to serve a large majority of the proposed multi -unit townhomes. <br />The annual average daily traffic (AADT) on 201h Avenue was determined to be 5,808 trips per <br />day per the 2022 MNDOT Traffic Mapping Study. With the proposed Nelson / Rehbein <br />development, the additional ninety (90) lots at ten (10) trips per day will increase the annual <br />average daily traffic by approximately 900 trips per day. <br />Below is a summary of the proposed roadway widths and linear footage: <br />Linear Footage: <br />Total Road Linear Length — Approximately 3,105 L.F <br />• Public Streets — Approximately 2,005 L.F <br />• Private Drives —Approximately 1,100 L.F <br />Proposed Right -of -Way (ROW): <br />Internal ROW — 60' feet <br />Private Road — 24' feet back-to-back <br />Cul-de-sac ROW — 60'-foot min. radius <br />STORMWATR MANAGEMENT: <br />Most of the surface water from this proposed development will flow through new storm sewer <br />infrastructure to sedimentation ponds. All ponding and water quality features will be designed per <br />current city and watershed regulations. Stormwater will be designed to minimize site runoff rates <br />to the extent feasible. The City of Lino Lakes will assume ownership of the stormwater quality <br />pond, and structures within those ponds/basins at full buildout. <br />
