WETLAND DELINATION: <br />A wetland report was completed by Kjolhaug Environmental Services on October 19, 2021, for <br />the two (2) Rehbein parcels. Kjolhaug is currently updating the Wetland Delineation Report to <br />include the Nelson parcel. The design of the Nelson Rehbein development revolves around <br />wetland preservation for future homeowners to enjoy the natural wildlife habitat and features of <br />these wetlands. While the applicant is proposing to preserve significant wetlands, they are also <br />proposing to impact some of the existing wetlands. The final impacts will be determined by <br />Kjolhaug this spring to submit for consideration, feedback and approval by the necessary <br />governing bodies. <br />PARKS: <br />Park land dedication for a future park is not proposed. Park dedication requirements shall be paid <br />as a fee. <br />MONUMENT & MAILBOXES: <br />The develop will have an entrance monument that will be maintained by the Homeowner <br />Association. The location and design are pending. Cluster mailboxes will be provided for all (90) <br />lots. <br />TIMING/PHASING/STAGING <br />Per Lino Lakes 2040 utility staging plan, this area is planned to have utilities between 2018-2025. <br />We plan to commence with development in the Fall 2025 that will align within the projected <br />service date. The site is planned to be built within one (1) phase of grading and one (1) phase of <br />street & utilities. <br />HOUSING: <br />The Nelson Rehbein development will have a total of (90) homes. The zoning from the R-2 and <br />Planned Unit Development will allow the homes to be divided into two (2) different housing types <br />and styles that will satisfy different segments of homebuyers. Selection of builders for the two (2) <br />proposed product types is currently pending. <br />HOMEOWNER'S ASSOCIATIONS & ARCHITECTURAL GUIDELINES <br />Homeowner Associations will be established to maintain the common open spaces, neighborhood <br />monument, mailboxes etc. The townhome units will provide exterior maintenance for the units <br />and grounds along with maintaining the private streets. The Homeowner Associations will be <br />responsible for enforcement of the rules, regulations, and architectural guidelines of the <br />neighborhood, this will provide for a neighborhood that is cohesive and well maintained. <br />CONCLUSION <br />Twin Cities Land Holding, LLC is proud to present this proposal and feel that the proposed concept <br />plan meets the goals of Lino Lakes.
