Construction Management Approach <br />This method is beneficial when a project has unique objectives or challenges that <br />may be difficult to meet through traditional low -bid procurement. RJM recommends <br />that our clients consider best value for specific trades for such projects. This system <br />is advantageous as it requires less decision -making, prepares for the future, and <br />minimizes risk. Even if risks occur, they can be effectively controlled or managed. RJM <br />has Best Value Certified staff who can discuss the benefits of this approach with city <br />staff. RJM is currently utilizing this approach with the City of Maple Grove on their <br />Community Center expansion and have had great success thus far. With the contract <br />requirements for HVAC, plumbing, fire protection, and electrical to be design -build, <br />the best value procurement method is RJM's recommended approach for these four <br />categories. <br />SOURCEWELL PROCUREMENT - VALUE ADD OPTION <br />Another flexible option for the City is direct purchasing items through state contract <br />and the Sourcewell program. RJM is an approved Sourcewell contractor and can assist <br />the City with any direct purchase items, such as scoreboards and other furnishings. <br />Benefits of Sourcewell direct procurement are fixed unit cost (cost savings to City) <br />and schedule reduction (expedited contracting process). <br />PRICE PER S.F. Construction disruption avoidance <br />strategies aim to mitigate the impact of demolition activities on the surrounding <br />community and public pathways. RJM understands the existing Public Works facility <br />is being removed. RJM's first step in this process will be to gain an understanding <br />and provide input for Public Works operations during construction.
