Construction Management Approach <br />CONSTRUCTABILITY REVIEWS <br />RJM leverages its extensive experience, collaborative approach, and commitment <br />to excellence to provide exceptional constructability reviews. We are dedicated <br />to contributing to the success of our clients' construction projects by identifying <br />opportunities for improvement, mitigating risks, and optimizing the overall <br />construction process. RJM's constructability reviews are continuous during <br />design. We emphasize early -stage intervention to identify potential challenges and <br />opportunities during the design phase. This proactive approach ensures that potential <br />issues are addressed before they escalate, resulting in cost savings and streamlined <br />project timelines. RJM's Director of Quality Control also closely reviews design <br />documents at each phase. After this careful review process, RJM may suggest minor <br />design modifications to Oertel. As an added element of quality risk management, RJM <br />recommends a third -party plan/details review for all critical building components, <br />such as waterproofing, roofing, and building envelope systems. <br />SCHEDULE MANAGEMENT <br />As an early adopter of lean construction principles, RJM incorporates details gained <br />through recent market experience, constructability reviews, subcontractor -provided <br />information regarding critical timelines and material lead times, and critical path <br />milestones to establish a preliminary construction schedule. RJM then conducts <br />pull -planning sessions with the complete subcontractor base to ensure these <br />resources align with the project expectations. These sessions allow us to validate <br />sequencing, evaluate potential efficiency gains, and establish commitments to <br />activity durations and crew sizes to produce a master schedule to meet or improve <br />our initial schedule goals. Once construction begins, we can offer productivity <br />assessments and variance reports to monitor workforce needs, ultimately protecting <br />the project schedule. RJM supports the entire project team by establishing a <br />comprehensive schedule considering all critical milestones - beginning with <br />project development and culminating with an 11-month warranty walk-through. <br />This commitment to all project stakeholders ensures realistic expectations within <br />efficient work sequences. RJM's assigned project manager will review all contracts <br />for scheduling needs and critical timelines. They will identify long lead-time items <br />and critical path milestones, ensure all are in alignment, and then prepare and issue <br />master schedules. Once construction begins, they will offer analysis and variance <br />reports.
