<br />x 2025 Park Dedication Fee $3,500 <br />= Total Due $45,500 <br />a <br /> The existing lot/house will not be charged a park dedication fee; therefore, only 13 lots <br />will be charged for park dedication fees. <br />Parks, Greenways and Trail Plan <br />The proposed subdivision is within the WatermarkPark neighborhood service areaand <br />additional land dedication is not required. The park plan identifies a trail along CSAH 54 <br />th <br />(20Avenue). A trail currently exists along the Watermark development within the <br />road right-of-way. A trail shall be graded in along the Erickson Property to tie into the <br />existing trail. The City will install the trailat a future date. <br />Screening, Landscaping, Buffer Yards and Tree Preservation <br />Per the May 28, 2025 Environmental Board staff report: <br />Tree Preservation and Mitigation Standards <br />The purpose of these standards is to protect valuable trees and stands of vegetation <br />while not interfering with landowners’ reasonable use and development of property. <br />The goal is to minimize unnecessary loss of habitat, biodiversity, and forest resources <br />and to replace removed trees in areas where tree cover is most critical. <br />A tree survey has been provided. Most of the trees on site are oak, pine, maple. <br />Majority of the trees were planted as windbreaks from the adjacent agricultural use. <br /> <br />The tree inventory will need to be updated to only include significant trees and trees <br />within the project location. The coniferous trees will need to be included by height. <br /> <br /> The site falls primarily withing the basic use area. No mitigation is required within this <br />area. Twelve trees are being proposed for removal within the stormwater management <br />area. Storm water ponding is not included within the basic use area. Mitigation will be <br />required at a 1 to 1 ratio. <br /> <br />There are currently ninety (90) significant trees identified on site. Thirteen (13) are <br />proposed to be preserved as a part of the development. <br /> <br />The developer is proposing planting 14 boulevard trees, one for each proposed lot. An <br />additional 7 rear yard trees are being proposed within block 1. Staff recommends <br />adding additional rear yard trees within block 2 to provide additional plantings and <br />screening from the existing development. <br />6 <br /> <br />
