prohibits houses with protruding garages to be placed directly adjacent to or across <br />from one another. <br />6. Unless 2nd floor living space extends over the garage, the maximum length of the garage <br />wall facing the street shall not exceed 57% of the front facade subject to the following: <br />(a) Decorative garage doors with a strip of windows are required. <br />(b) Garage width in excess of two stalls will be recessed two feet from the main garage <br />facade. <br />(c) Total garage width will not exceed 32 feet. <br />7. The maximum cul de sac length of Street D shall be 620 feet. <br />8. Tree preservation requirements offset by the following: <br />a. Developer shall grant the City a Conservation Easement Over Outlots A,B,C, & D <br />b. Developer will plant 3 trees per lot (292) in addition to open space plantings <br />around storm water management areas. <br />BE IT FURTHER RESOLVED by The City Council of The City of Lino Lakes hereby approves the <br />PUD Preliminary Plan and Preliminary Plat for Natures Refuge North subject to the following <br />conditions: <br />That Street B connect to Andall Street with a minimum width of 24' subject to the <br />following: <br />a. The street will be constructed following approval of the 2nd Addition Final Plat, <br />except for grading and clearing and grubbing activities which may commence <br />with the initial development phase. <br />b. Construction limits shall be determined, and a tree preservation plan shall be <br />submitted for review and approval by City prior to clearing and grubbing <br />activities on Outlot A, Arena Acres. <br />c. Street will be limited to emergency vehicles only. <br />d. Developer shall provide a planting plan for boulevard trees and shrubs for that <br />portion of Street A within Outlot B, Arena Acres, where appropriate based on <br />remaining tree canopy. Plan will be reviewed and approved by Environmental <br />Coordinator. <br />2. Proposed open space areas should remain in the ownership of the HOA with a <br />conservation easement granted to the City. Wetland buffers shall be provided around <br />wetlands as required by RCWD. <br />3. Outlot E meets the R-2 lot size requirements and should be converted into Lot 11, Block <br />7 on the preliminary plat or combined with Outlot B. <br />4. Trail corridors shall be a minimum of 30' wide. A separate easement agreement shall <br />be provided for trail corridors. <br />5. Sidewalks shall be provided on Street B and Street D. The point of termination on Street <br />D will be determined by City Engineer. <br />6. Cash fee in lieu of land dedication in the amount of $329,000 minus the cost of trail <br />construction. <br />7. Compliance with the City Engineer Memo dated April 4, 2025 <br />5 <br />
