PUD flexibility is not required for the commercial development. <br />Staff Comments: <br />1. The Site Plan in the Design Guidelines booklet shall clearly show the approved building <br />and parking lot setbacks for the entire development. This will establish the baseline <br />setbacks for all development. <br />Yield Plan <br />As required per City Code Section 1001.026(4), the applicant submitted the attached yield plan. <br />The yield plan shows the maximum number of dwelling units that would be permitted given the <br />minimum lot size and lot widths for conventional subdivisions and other requirements of the <br />Lino Lakes Zoning and Subdivision Chapters. <br />The submitted yield plan indicates 13 separate residential buildings with a total of 394 housing <br />units and no commercial component. The proposed concept plan is 340 housing units. <br />Site Plan Review <br />This site plan review is applicable only to the two (2) multifamily buildings site. In general, <br />performance standards are met. Site plan review for the commercial and senior living buildings <br />will be completed in the future upon their construction. <br />The multifamily lot contains two (2), 100 unit buildings, a clubhouse with amenities such as a <br />swimming pool, walking paths, pavilions, pickleball courts, surface parking spaces, etc. <br />Lot sizes and setbacks were discussed above. <br />Refuse and recyclable material enclosures will be located inside the garage level. <br />Outdoor lighting meets the photometric foot candle and pole height requirements. Lighting <br />details shall be provided for the multi -family building wall packs. Additional lighting shields shall <br />be added to lieht fixtures and buildine wall packs. <br />Parking spaces requirements are 2 rent-free spaces per unit. A minimum of one-half of the <br />required parking spaces shall be within the building. The 200 units require 400 parking spaces. <br />191 surface parking spaces and 210 covered parking spaces are proposed for a total of 401 <br />parking spaces. Ten spaces are ADA complaint.
