The purpose of this requirement is to separate and buffer different land use types, screen roads and parking, and screen utility and loading areas. Continuous, year-round planting screens require, at the minimum, a double row of plants with triangulated spacing. New trees may fulfill canopy coverage, foundation landscape, landscape screen, and open space standards simultaneously if applicable by location. Screening is being provided by a combination of large shrubs (6'), small shrubs (30"), and large tree plantings Buffer and Screen Standards have been met. Additional detail on exact species and locations will be required before final approval. Six (6) ft tall privacy fences will be installed along the Ash Street and Centerville Road under.Qround parking drive lanes to screen the headlights. Canopy Cover Canopy cover requirements are a minimum canopy cover of 40% for areas outside of single family and multi -family residential. The total hardscape coverage is 217,670X.04= 87,068 SF. The applicant is proposing to plant 182 trees for canopy coverage. Based on the location each size tree gets a SF credit associated with the planting. The applicant is showing a proposed 87,175 SF of coverage meeting the requirements. Foundation Landscaping Foundation landscaping standards do not apply to single family residential development. It does apply to all other uses. 2 large trees and 6 large shrubs are required per 100 LF of building. Trees planted within 30' of the building shall be considered within the foundation landscape zone. Foundation landscaping is required at the front of the building and adjacent to public/private streets. The proposed project has 8,000 linear feet of proposed building subject to the foundation landscape standards. Requirements of 160 large trees and 480 large shrubs are currently being provided. Standards for this section are being met. Sod and Ground Cover Standards 20
