The purpose of this requirement is to separate and buffer different land use types, screen roads <br />and parking, and screen utility and loading areas. Continuous, year-round planting screens <br />require, at the minimum, a double row of plants with triangulated spacing. <br />New trees may fulfill canopy coverage, foundation landscape, landscape screen, and open <br />space standards simultaneously if applicable by location. Screening is being provided by a <br />combination of large shrubs (6'), small shrubs (30"), and large tree plantings <br />Buffer and Screen Standards have been met. Additional detail on exact species and locations <br />will be required before final approval. <br />Six (6) ft tall privacy fences will be installed along the Ash Street and Centerville Road <br />under.Qround parking drive lanes to screen the headlights. <br />Canopy Cover <br />Canopy cover requirements are a minimum canopy cover of 40% for areas outside of single <br />family and multi -family residential. The total hardscape coverage is 217,670X.04= 87,068 SF. <br />The applicant is proposing to plant 182 trees for canopy coverage. Based on the location each <br />size tree gets a SF credit associated with the planting. <br />The applicant is showing a proposed 87,175 SF of coverage meeting the requirements. <br />Foundation Landscaping <br />Foundation landscaping standards do not apply to single family residential development. It <br />does apply to all other uses. 2 large trees and 6 large shrubs are required per 100 LF of <br />building. Trees planted within 30' of the building shall be considered within the foundation <br />landscape zone. <br />Foundation landscaping is required at the front of the building and adjacent to public/private <br />streets. <br />The proposed project has 8,000 linear feet of proposed building subject to the foundation <br />landscape standards. Requirements of 160 large trees and 480 large shrubs are currently being <br />provided. <br />Standards for this section are being met. <br />Sod and Ground Cover Standards <br />20 <br />
