The public hearing notice for the April 9, 2025 meeting was not mailed to all property owners <br />within 600ft of the development boundary so a second hearing was held on May 14, 2025. <br />There were five (5) public comments. Comments included impact of 3 story buildings, <br />additional traffic, need for dark sky lighting, and additional landscaping along Ash Street and <br />Centerville Road. The Board motioned 4-3 to approve the development with conditions as <br />noted in the staff report. <br />City Council Work Session <br />The City Council reviewed the proposal on May 5, 2025. Discussion included the following with <br />developer responses underlined: <br />• General support for proposed building heights <br />• Can Building A be rotated so shorter length is along Centerville Road? <br />o "Building A conforms to all setback requirements, conforms with placing more <br />dense development adjacent to arterial roads. <br />o Building A was located further south of Ash Street since the only existing homes <br />are adjacent to the intersection of Centerville Road and Ash Street. <br />o No new homes can be built east of Centerville Road since there is a permanent <br />conservation easement prohibiting any building, and the current locations <br />Building A creates the most desirable "center common area for residents". <br />• Should some of the townhomes be eliminated so the 20ft side yard setbacks can be <br />met? <br />o "Architectural and land planning professionals generally recommend townhomes <br />be located 15' apart, which requires a minimum of 7.5' side yard setback, and <br />the buildings are currently 20' apart. The benefit of putting the buildings this <br />close together is it yields additional space for common areas and large <br />concentrations of greenspace in other areas of the project (e.g. center common <br />areas between Buildin.Q A & B). " <br />• Can Wilkinson Way be shifted west 5ft so 20ft rear yard setback for multi -family building <br />can be met? This is beinjQ evaluated. <br />• Should a distinct ground level first floor horizontal element be added to the buildings? <br />o "The design strateRv presented achieves the goals of compartmentalization or <br />stratification, by expressing the individual units with vertical articulation, offsets <br />in the walls, and a variation in materials. <br />24 <br />
