5 <br />Currently <br />Proposed 1.65 4.77 10.86 Needed if basins <br />landlocked <br />Additional comments/revisions are noted in the attached City Engineer memo. <br />Public Utilities <br />The commercial development will be municipally served by a 21” sanitary sewer main along <br />Lake Drive and a 10” sanitary sewer main along the extended Marketplace Drive. <br />The commercial development will be municipally served by a 12” watermain along Lake Drive <br />and a 12” watermain along the extended Marketplace Drive. <br />Tree Preservation, Mitigation Standards and Landscaping <br />The April 30, 2025 Environmental Board staff report details tree preservation, mitigation <br />standards and landscaping. Open area, canopy cover, and foundation landscaping requirements <br />are met. Parking lot screening shall be provided. <br />Signage <br />A separate Sign Permit Application with detailed sign information is required for any permanent <br />or temporary signage. <br />Impervious Surface Coverage <br />Impervious surface coverage will be reviewed during site and building plan review for each lot. <br />Traffic Study <br />Traffic was analyzed with the Java Lino Lakes preliminary and final plat. In August 2020, Anoka <br />County Highway Department completed a CSAH 23 Preliminary Traffic Analysis from Lexington <br />Avenue to Main Street. The analysis included the intersection of CSAH 23 (Lake Drive) and <br />Marketplace Drive. The proposed preliminary plat and commercial development are consistent <br />with that plan. <br />EQB Environmental Review <br />An EAW is not required for a three (3) lot commercial development. <br />Wetlands <br />There are no wetlands on site. <br />Page 243 of 353
