6 <br />Shoreland District <br />The site is not located in the Shoreland District. <br />Floodplain <br />There is no FEMA floodplain on site. <br />Additional City and Government Agency Review Comments <br />Anoka County Highway Department <br />Anoka County Highway Department reviewed the preliminary plat and had no additional <br />comments. <br />Public Safety Comments <br />The Lino Lakes Police Division reviewed the development and did not have any comments. <br />The Lino Lakes Fire Division reviewed the development. A fire hydrant shall be installed <br />between Lot 1 and Lot 2. <br />Environmental Board <br />The Environmental Board reviewed the project at their April 30, 2025 meeting and made <br />recommendation with conditions as noted in the attached memo. <br />Planning & Zoning Board <br />The Planning & Zoning Board held a public hearing on May 14, 2025. There were no public <br />comments. The Board recommended approval with a 7-0 vote. <br />Agreements <br />Stormwater Maintenance Agreement <br />The stormwater facilities will be privately maintained, and a Declaration for Maintenance of <br />Stormwater Facilities will be required. Both the Rice Creek Watershed District (RCWD) and the <br />City of Lino Lakes shall be parties to the Declaration. <br />Development Agreement and Final Plat <br />The applicant shall submit a Land Use Application for final plat after preliminary plat approval. A <br />Development Agreement will then be prepared by the City as part of the final plat application. <br />Page 244 of 353
