7 <br />Site Improvement Performance Agreement <br />Site Improvement Performance Agreements will be required for the construction of the <br />commercial buildings. <br />Comprehensive Plan <br />The Java Lino Lakes 2nd Addition preliminary plat is consistent with the goals and policies of the <br />comprehensive plan regarding land use, housing, economic development, transportation, local <br />water management plan, sanitary sewer, water supply and parks, greenway and trails. <br />Land Use Plan <br />The Comprehensive Plan guides this property for commercial use. The preliminary plat is <br />consistent with commercial land use. <br />Housing Plan <br />The goals and policies of the Housing Plan are not negatively impacted by the three (3) lot <br />commercial preliminary plat. <br />Economic Development <br />The three (3) lot commercial preliminary plat supports the City’s economic development plan. <br />Transportation Plan <br />Goals of the Transportation Plan are to ensure that streets and roads are as safe as possible and <br />to reduce unnecessary traffic. CSAH 23 (Lake Drive) is an A-Minor Arterial Reliever county road. <br />77th Street/Marketplace Drive is a Minor Collector road. The exiting road system can <br />accommodate the traffic generated by the three (3) lot commercial preliminary plat. <br />Local Water Management Plan <br />The purpose of the water management program is to protect, preserve, and use natural surface <br />and groundwater storage and retention systems and prevent erosion of soil into surface water <br />systems.
