The driveway elevation should not be <br />extended to the east. <br />(Plowe 4/2/2025) Ditch extended to the west and the culvert was shortened <br />so the driveway cannot be extended eastward. <br />(WSB 4/18/2025) Complete <br />5.Verify the existing elevations between the rear grading limits and the existing <br />tree line to show that water is able to make it to the tree line. <br />•Currently it is shown as ~1% grade from the 901 to 900 contours <br />(Plowe 4/2/2025) The entire site was regraded including the swales to have <br />at least 2% drainage to the tree line. <br />(WSB 4/18/2025) Complete <br />6.(WSB 4/18/2025) Low floor elevations of building pads have been lowered <br />from 901.1 to 896.4. <br />•Per city ordinance your low floor needs to be a minimum of 4’ above <br />the seasonal high groundwater. The seasonal high groundwater level shall <br />be determined within 12 months of proposed construction of the structure <br />by a soil scientist or geotechnical engineer registered in the State of <br />Minnesota as indicated by redoximorphic features such as mottling within <br />the soil or by direct groundwater observation. <br />•Stormwater Management <br />Stormwater management is not required under City ordinance. Anoka County Highway <br />Department (ACHD) requires drainage calculations and that the post-developed <br />rate/volume of runoff must not exceed the pre-developed rate/volume of runoff for the 10- <br />year storm event. <br />•Water Supply <br />The proposed water will be supplied by two existing 1-inch Type K copper services <br />extended to the lots from Linda Avenue. <br />Comments: <br />1.Verify the existing well has been abandoned/sealed per MDH requirements <br />prior to construction. <br />•Note the existing well may be left in place for non-potable irrigation use <br />if MDH setbacks can be met from the proposed utility services. <br />(Plowe 4/2/2025) Two wells on site have been sealed.
