8 <br />R-3, Medium Density Townhomes <br /> <br />A summary of PUD public benefit vs PUD flexibility is provided at the end of this staff <br />report. <br /> <br />Conventional Zoning District Guidelines and PUD Flexibility <br /> <br />Lot Width and Lot Sizes <br /> <br />The attached PUD Land Use and Conventional Zoning District Guidelines Chart details <br />the PUD Land Use and correlating conventional residential zoning district requirements. <br />The chart also compares the proposed development to these guidelines and where PUD <br />flexibility is requested. <br /> <br />Per City Code Section 1001.098 of the Subdivision Ordinance: <br /> <br /> (1) Area. The minimum lot area, width and depth shall not be less than that <br />established by the Lino Lakes Zoning Chapter in effect at the time of adoption of the <br />final plat. Minimum lot area for urban lots shall consist of buildable land exclusive of <br />utility transmission easements or water course easements that encumber lot <br />development. <br /> <br />Staff Comments: <br /> <br />1. Several lots do not meet these requirements.
