Within the shoreland <br />district, land is guided both low density and medium density. Single family dwellings are <br />allowed in the shoreland district. These lots are non-riparian because they do not <br />directly abut the lake due to Peltier Lake Drive and a strip of land owned by the Board of <br />Water Commission-St. Paul. The townhomes are not in the shoreland district and <br />therefore are not subject to shoreland PUD requirements. <br /> <br />Lot Width and Lot Sizes <br /> <br />The attached PUD Land Use and Shoreland Regulation Chart that summarizes lot width, <br />lot depth and lot sizes requirements. The shoreland ordinance allows for a minimum <br />80ft wide single family lots, two-family/duplex and triplex/quad/townhomes. The <br />development proposes single family detached dwellings within the shoreland district; <br />however, some of the single family lots are 65ft wide x 125ft deep. The two- <br />family/duplex requirements are a minimum lot size of 8,775 sf and 130ft lot width. This <br />would equate to a single family lot 65ft wide x 135ft deep = 8,775sf. <br /> <br />There are no townhomes proposed within the shoreland district. The 65ft wide lots <br />meet the 135ft depth requirement. No PUD flexibility is required for lot width or lot size <br />in the shoreland district. <br /> <br />Setbacks <br /> <br />The setback from the OHWL 884.7 EL is 150ft. This setback would only be applicable to <br />Lot 1, Block 2 near Peltier Lake and the setback requirement is met. <br /> <br />Impervious Surface Coverage
