During PUD Concept Plan review, staff noted the property owner’s lot at 7566 <br />Peltier Lake Drive should be incorporated into the plat. This was not done. <br />Outlot F is proposed to be sold to the property owner for future development. <br />Staff notes future development will need to meet all land use, density, zoning, <br />subdivision, shoreland, etc. ordinances. <br /> <br />Streets and Alleys-Public Streets <br /> <br />CSAH 54 (20th Ave N) is an A-Minor Arterial Reliever road. Seventy-five (75) feet of road <br />right-of-way is being dedicated along CSAH 54. Internal streets consist of local streets with <br />60ft wide road right-of-way and paved 32ft wide back to back. Sidewalks are provided <br />along the streets. <br /> <br />Peltier Lake Drive will be relocated to the east and serve as the north-south street <br />connection. The public right-of-way will remain and a trail installed to provide public <br />enjoyment of the lake amenity. Street G road right-of-way abuts the property to the <br />south for future extension. A temporary roadway easement 24ft wide will connect to <br />the existing Peltier Lake Drive. <br /> <br />Staff Comments:
