A temporary roadway easement from Street G to existing Peltier Lake Drive shall <br />be recorded. <br /> <br />Streets and Alleys-Private Streets <br /> <br />Private streets are proposed for the townhomes. City Code Section 1007.054 details <br />private street regulations. The following regulations do not appear to be met: <br /> <br /> (b) The private street shall not exceed 300 feet in length unless it forms a <br />continuous connection or loops back to a public street. A private street over 150 feet in <br />length that does not form a continuous connection or loop back to a public street shall <br />provide a turn-around at or near its terminus, in compliance with City General <br />Specifications and Standard Detail Plates. <br /> (d) The private street shall gain access from the public street and shall maintain the <br />street drainage with concrete curb and gutter per City Standard Specifications for <br />Construction. Private street access on urban and rural streets shall have at a minimum a <br />five-foot bituminous or concrete apron. The remainder of the private street shall be <br />designed, constructed and surfaced as approved by the City Engineer. <br /> (e) The private street shall be a minimum of 26 feet wide. No parking shall be <br />allowed on the private street, however, guest parking spaces may be required to be <br />installed adjacent to the private street, as determined by the City Council. <br /> <br />Staff Comments: <br /> <br />1. All private streets shall meet City Code Section 1007.054 requirements. <br />2. Per City Code Section 1007.052(6) Off-Street Parking: Townhouses and <br />Manufactured Home Parks require 2 rent-free spaces per unit. In projects <br />involving 8 or more units, guest parking at a rate of 1 space per 3 units shall be <br />provided. <br />a. Guest parking spaces shall be provided. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 10 feet wide have been provided along <br />all lot lines. Drainage and utility easements are also dedicated over Outlots A-E over <br />stormwater management facilities. <br /> <br />Stormwater Management and Erosion and Sediment Control <br /> <br />The site is located within the NE Lino Lakes Comprehensive Stormwater Management <br />Plan area and is subject to requirements of the plan.
