As water issue continues to develop it may well impact the City’s ability to <br />service future phases of the development. <br /> <br />Traffic Study <br /> <br />A Traffic Impact Study was prepared by Traffic Impact Group, LLC dated April 22, 2025. <br />Per the study, <br />• The proposed new development is expected to generate 41 entering trips and <br />122 exiting trips in the AM peak hour, and 132 entering and 81 exiting trips in <br />the PM peak hour. <br />• Total daily trip generation is 2,308. <br />• A northbound left-turn lane shall be constructed on 20th Avenue and Watermark <br />Way <br />• A traffic signal or roundabout is not warranted at 20th Avenue and Watermark <br />Way <br /> <br />Existing Roadways <br /> <br />The following roadways were analyzed: <br />• 20th Avenue N (CSHA 54) = A Minor Reliever <br />• Watermark Way = local street <br />• Rehbein Street = local street <br />o Gordon Avenue is an existing street stubbed to the development site and <br />connects to Rehbein Street <br />Level of Service <br /> <br />Level of Service (LOS) is used to describe the operating conditions of an intersection. <br />Facilities are given letter designations from “A” (best operating conditions) to “F” (worst <br />conditions). <br /> <br />City Code Section 1001.013(2)(c), Premature Subdivision of the City’s Subdivision <br />Ordinance establishes minimum Level Of Service (LOS) requirements.
