Planning & Zoning Board <br />June 11, 2025 <br />Page 3 <br /> <br />DRAFT MINUTES <br /> <br />The applicant is requesting approval of an interim use permit to place approximately <br />71,000 cubic yards (CY) of suitable fill material on the site for use during future industrial <br />development. The stockpiles are proposed to be up to 15 feet higher than the existing <br />grade of the site. Three separate stockpiles are proposed. <br /> <br />Mr. Kohler asked staff if Phelps Road was designed to handle the heavy traffic flow. Ms. <br />Hankee stated that Phelps Road would be able to handle the heavy traffic flow. <br /> <br />Chair Root wanted to confirm that this site would be used for industrial purposes and <br />whether there was a plan if the site was not occupied in the five-year span of the <br />permit. Ms. Hankee confirmed that even if the site was not occupied by the five-year <br />permit span the material would still be useful for future development. <br /> <br />Chair Root opened the public hearing at 6:56 p.m. <br /> <br />No public comments were made. <br /> <br />Mr. Laden moved to close the public hearing. Motion seconded by Mr. Laden. The <br />public hearing was closed at 6:57 p.m. <br /> <br />Mr. Kohler moved to approve the interim use permit subject to conditions listed in the <br />staff report. Motion seconded by Ms. Laden. Motion carried 5 – 0. <br /> <br /> <br />7. DISCUSSION ITEMS <br /> <br />A. Project Updates <br /> <br /> Ms. Larsen provided project updates to the board. <br /> <br />Mr. Evenson moved to adjourn the meeting. Motion seconded by Mr. Kohler.
