Planning & Zoning Board <br />July 9, 2025 <br />Page 3 <br />Ms. Guthmueller had questions about water issues and whether the development <br />would have to be replotted if they were to stop building part way through construction. <br />Ms. Larsen stated that this has happened before, and that there will always be concerns <br />that are beyondanyone’s control. Ms. Hankee stated that a moratorium could be <br />considered but that well 7 would help with this. <br /> <br />Mr. Root had concerns about setbacks for certain plots on the site, specifically plot <br />fifteen. Ms. Larsen pointed out that staff have made note of this. <br /> <br />Josh Metzer, with Lennar, was available for questions and addressed some of the Board <br />members’ concerns. <br /> <br />Mr. Metzer stated that they are modifying the plan to meet the fifty percent open <br />space. Mr. Metzer stated that the garage size flexibility with the single family would not <br />be needed if flexibility on other requests for garage forward and garage extensions were <br />granted. Mr. Metzer stated that the standards in the codes and ordinances were set <br />because of the Watermark development. Mr. Metzer stated that without the flexibility <br />there would be two-floor plans they would be able to build versus the 100 plus floor <br />plans available. Mr. Metzer stated they would request flexibilityon the garage size for <br />the townhomes. Mr. Metzer stated that the requirement for percentage of stone for <br />townhomes is newer and if added they would drive up the cost of each townhome unit. <br />Mr. Metzer stated that the reason for the 55-foot lot sizes wasto meet the density <br />requirements. <br /> <br />Mr. Laden wanted to know how many of the lots would be 55 feet. Ms. Larsen stated <br />there are 89 proposed lots with the 55-foot lot size. Mr. Laden also wanted to know <br />about the protrusion standards. Mr. Metzer stated they do have designs that would <br />meet City requirements, but not all the designs proposed meet the requirements. <br /> <br />Chair Root opened the public hearing at 7:58 p.m. <br /> <br />Kelly Olson, 7482 Peltier Lake Drive, had concerns about the phases for the <br />development. Ms. Olson is in favor of the development but would like the connection of <br />the sewer and water to be done before phase four. <br /> <br />Jerome Thill, 7600 Peltier Lake Drive, would like to better understand the loss of <br />connection. Mr. Thill was in favor of wider lots and more trees to be added to block out <br />the new development. The development would be a large change and would like to see <br />a berm added. <br /> <br />DRAFT MINUTES <br /> <br />
